In the fourth quarter of last year, average office rents in the Czech Republic rose by 6.5% compared to the previous year. Prices for larger office spaces, over 300 square metres, rose particularly sharply, while small offices of less than 50 m² recorded only moderate price increases.
The average rental price for offices in the Czech Republic was CZK 311 per square metre in the fourth quarter of last year. Compared to the same period the previous year, the average asking price for offices rose by 6.5%. The Olomouc region saw the highest price increases for office space. Office rents went up by a fifth compared to the same period in 2023. This is according to an analysis by the property portal Sreality.cz, which takes into account the offers listed there.
The trend of rising property prices in the Czech Republic is also reflected in office rents. ‘The largest year-on-year increase in rents was recorded for large offices of more than 300 square metres, where rents advertised on Sreality rose by 9% to CZK 377 per square metre. Small offices of up to 50 square metres, on the other hand, were the least affected by the price increase: they rose by only 1.5% compared to the previous year and were offered at an average price of CZK 274 per square metre at the end of 2024,’ says Štěpán Matějka, data analyst at Sreality.cz.
The Olomouc region recorded the strongest price increase, while prices in the Zlín and Liberec regions fell slightly. Of course, office rents also vary depending on location. The highest office rents are paid by tenants in Prague, where offices were offered at an average of CZK 390 per square metre in the fourth quarter of last year. Office rents were significantly lower in Brno (CZK 279 per square metre), Pilsen (CZK 218 per square metre), and Ostrava (CZK 206 per square metre).
