Prague has reached an important milestone in the development of the Žižkov Freight Railway Station (Nákladového nádraží Žižkov) area. After years of negotiations with investors and a revision of the land use plan, the transformation of this site into a modern district can now begin.
The city has taken another step towards reshaping the Žižkov Freight Railway Station (Nákladového nádraží Žižkov | NNŽ) area into a modern district. Around 30 years after the original use of the site ceased, an agreement with investors has been reached following extensive negotiations. This, along with the modification of the land use plan, allows construction to commence. The plan is to develop a district for approximately 20,000 residents, with 95% of the area designated for residential use. The revision of the land use plan must still be approved by the Prague City Council in March.
This project represents the largest change to the land use plan in Prague’s history. Once approved, construction will begin according to the urban planning study of 2022. “In addition to the most significant change to the land use plan, this is also the first comprehensive agreement with multiple investors through planning contracts. This is the first example of a public-private contract form under the new construction law. After the purchase of the site and the approval of the tram line, we will continue the development of this brownfield site into a new residential district for up to twenty thousand residents,” explains Deputy Mayor Petr Hlaváček.
The redevelopment of this area is a significant step towards modern, sustainable urban development, which will provide high-quality housing, infrastructure, and public facilities for future generations. A key part of the development will be the repurposing of the historic NNŽ building (Žižkov Freight Railway Station), which was acquired by the City of Prague in December 2024. Planned features include a socio-cultural centre, a school campus, office spaces, and urban apartments. This building will be given a new purpose and become a natural focal point for the new district.

As part of the redevelopment, new transportation infrastructure will also be created, with Prague working alongside investors (Finep, Central Group) on its development. Construction of the Olšanská – Habrová tram line is expected to begin in 2026. This line will greatly improve transport connectivity, offering residents a convenient link from the newly emerging district to the rest of the metropolis.
In addition to residential and transport infrastructure, the project will also focus on the ecological aspects of construction. Planned parks and public spaces will provide urban greenery, enhancing the quality of life for residents. The architectural competition for the industrial park will also ensure a modern and functional solution for the entire area.
