    Prague’s Pařížská Street: A Hotspot for Luxury Brands

    In 2024, five new luxury stores opened, with more to come this year

    Pařížská Street in Prague has long been a cornerstone for luxury brands seeking a prestigious presence in Central and Eastern Europe. This elegant street, which connects Prague’s coveted Old Town Square to the Vltava River, consistently attracts a wide range of high-end retailers.

    As the leading luxury shopping destination in Central and Eastern Europe, Pařížská Street continues to draw top-tier brands. In 2024, five new luxury stores opened, including Patrizia Pepe, The Brands, Le Labo, The Ingredients, and Tudor’s first boutique in the Czech Republic. More openings are expected in 2025, with Cartier planning an expansion.

    Although located outside the Pařížská area, additional luxury store openings in Prague’s Old Town highlight the city’s growing appeal to high-end retailers. Notably, Balmain Hair Couture has opened in Dlouhá Street, further reinforcing Prague’s reputation as a key luxury shopping destination in the region.

    Looking ahead, two major developments on Pařížská are set for completion in 2025

    The former InterContinental hotel is being transformed into the five-star Fairmont Golden Prague, a redevelopment that will not only rejuvenate the hotel but also introduce six premium retail units totaling nearly 2,400 sqm. Additionally, a striking new public space, Miloš Forman Square, is being created at the northern end of the street, with its design subject to an international architectural and urban planning competition. Opposite the Fairmont Golden Prague, Kaprain Real Estate’s Pařížská 25 development will add a further 1,000 sqm of luxury flagship retail space, enhancing the street’s retail offering.

    According to Cushman & Wakefield’s latest insights, as of late 2024, Pařížská reported zero vacancy in existing retail spaces—a testament to its enduring appeal among luxury retailers. Looking ahead to 2025, additional store openings are anticipated, driven by deals finalized in late 2024. These developments will further cement Pařížská’s status as the premier luxury retail destination in the Czech Republic and a key hub for high-end shopping in Central and Eastern Europe.
