    Prague City Council Approves Investment Preparations for New Nové Dvory Residential and Commercial Centre

    A total of up to 2,000 urban flats and a mixed-use building could be constructed in the 30-hectare transformation area

    The City Council of Prague has green-lighted further investment preparations for a multifunctional project at the intersection of Durychova and Libušská streets in Prague 4. The project includes the construction of two buildings—Nové Dvory Vestibul Jih and Nové Dvory Vestibul Sever—set to be built directly above the new D metro station.

    Deputy Mayor Alexandra Udženija emphasized the importance of the project for creating affordable housing in the capital. “We promised the people of Prague that we would advance the construction of affordable housing, and today is further proof that we are keeping our promises,” she explained. The new buildings will include municipal flats, public facilities, and a community and cultural center.

    The Prague Development Company (PDS) plans to create nearly 300,000 square meters of gross floor space on an area of 15 hectares. This includes approximately 2,000 rental flats and 130,000 square meters of office, restaurant, and retail space, which together will generate up to 5,000 new jobs. Plans also include a kindergarten, a primary and secondary school, a cultural center, and sports facilities.

    Petr Hlaváček, Deputy Mayor for Strategic and Territorial Development, explained that the entire project will be realized alongside improvements to the transport infrastructure, including a new metro station and the extension of the Modřany tram line. Construction is expected to take place in stages over a period of 10 to 15 years.

    The new Nové Dvory district is located on the border between Prague 4 and Prague 12 and was approved by the City Council in May 2024. The City Council has also approved an amendment to the land use plan that will significantly increase construction capacity in the area surrounding the future underground station. In total, up to 2,000 urban flats could be built in the 30-hectare transformation area, along with a mixed-use building providing space for flats, offices, retail, and community facilities. Up to 5,000 people could find a home in the new neighborhood, while new jobs would be created simultaneously.

    The PDS was founded on June 1, 2020, to assess the city’s property assets and, in particular, to promote urban rental housing construction. A total of 6,000 to 8,000 new flats are expected to be built on approximately 800,000 square meters of municipal property over the next 10 years.
