Prague’s Vltava Philharmonic Hall: An Initiator for a New District

The Prague Vltava Philharmonic is currently preparing the documentation for the building permit process

The Prague Vltava Philharmonic Hall plays a central role in the urban development of the Vltavská area. While the planning documents for the building permit procedure are being prepared, the city of Prague is simultaneously planning a comprehensive redesign of the area. This transformation will not only create a new cultural landmark but also foster housing, infrastructure, and employment in one of the largest underutilised areas of the city.

The Prague Vltava Philharmonic Hall is currently in the process of preparing the necessary documentation for the building permit procedure. Alongside the technical refinement of the planning documents, the city of Prague is also preparing a complete redevelopment of the entire area. This includes not only the design of the public space surrounding the future national music centre but also investment measures derived from the urban planning concept for the area, as outlined in the spatial study for Holešovice Bubny-Zátory.

Investments in the Vltavská area and its surroundings are being considered as a whole. “The Vltava Philharmonic is the initiator and accelerator of the development of one of Prague’s largest vacant areas. Its construction, along with the revitalisation of the surrounding area, marks the beginning of the transformation of the Vltavská district into a modern urban quarter with high-quality housing, public infrastructure, and new jobs,” explains Petr Hlaváček, Deputy Mayor of Prague for Urban Development and Spatial Planning.

To coordinate all investment projects, the Prague City Council is establishing a permanent steering group. The members of this group will include representatives from the relevant departments of Prague City Hall and municipal organisations responsible for the respective investment projects and their implementation.

The total construction costs for the projects planned by the city of Prague amount to 16.5 billion CZK. This sum includes funding for the construction of the Vltava Philharmonic (11.65 billion CZK), the design of the adjacent public space (410 million CZK), the commissioning of the building (1 billion CZK), investment measures according to the spatial study for Holešovice Bubny-Zátory (approximately 2.5 billion CZK), as well as other investment projects by the city that must be coordinated with the other measures in the area (around 1 billion CZK).

In this area, a significant synergy is also being created between the investments of the city, private investors, and other state organisations, such as the Railway Administration, which is modernising the Praha-Bubny station. The estimated total construction costs for all planned projects in this transformation area currently amount to approximately 23 billion CZK.
