The transformation of the former Nákladové nádraží Žižkov (NNŽ) freight station site into a modern district is now officially underway. Nearly 20 years after its original function ceased, an agreement with investors has been reached following extensive negotiations. With changes to the land use plan now in place, everything is set for the development of a new modern district in Prague.
After many discussions, an agreement with the investors was reached earlier this year, which, together with the amendment to the land use plan, now allows the construction project to begin. The plan is to create a district for around 20,000 residents, with 95% of the area dedicated to housing.
“The approval of this change to the land use plan is a historic milestone for Prague. The former Žižkov freight station site has long symbolised untapped potential in the heart of the city. Today, we give this place a new future – a modern district with homes, kindergartens, schools, parks, and a cultural centre. It is an example of responsible and thoughtful development, where the city sets clear rules and investors fairly contribute to the process. Prague must continue to evolve, but it must also keep the quality of life of its residents in mind – and that is exactly what we have achieved here,” said Prague’s Mayor, Bohuslav Svoboda.
From Freight Station to Modern District
The redevelopment of this area is a significant step towards modern and sustainable urban development, creating high-quality housing, infrastructure, and public facilities for future generations. A key part of the project will involve repurposing the historic NNŽ building, which Prague acquired in December 2024. Plans include a socio-cultural centre, a school campus, office spaces, and urban housing. The building will thus gain a new function and become a natural focal point of the new district.
Also included in the redevelopment is a new transport infrastructure, with Prague working closely with investors on its development. Construction of the Olšanská-Habrová tram line is scheduled to begin in 2026. This new line will significantly improve transport links, providing residents with a convenient connection between the newly emerging district and the rest of the metropolis.
In addition to residential and transport infrastructure, the project also focuses on ecological aspects of construction. Planned parks and public spaces will provide urban greenery, enhancing the residents’ quality of life. An architecture competition for the industrial park will also ensure a modern and functional solution for the entire area.
Nákladové nádraží Žižkov: The Žižkov Freight Station
The freight station site was built after 1927 on the former Directorka, Vápenka, and Červený dvůr yards. Operations began in 1936 and ended in 2002. The main administrative buildings were designed by Karel Caivas and Vladimír Wiess. The site was technologically advanced for its time, featuring refrigerated rooms, automatic scales, and conveyor belts.
